Gas safety checks Plymouth – What are my obligations?
MSH Plumbing and heating provide Gas safety checks in Plymouth and the surrounding areas. As a landlord it is your responsibility to make sure a Gas safety check is completed every 12 months. This is often referred to as a Landlord safety certificate. You are also responsible for the maintenance of any pipe work and flues in the property. All Gas appliances that you provide for your tenants will come under your legal responsibility. If however your tenant has any appliances that you did not provide you are only responsible for any associated pipe work or installation that you might have provided.
Ensure that you keep a record of all certification for a minimum of two years and provide your tenant with a copy of the certificate and any new tenants with a copy before they move into the property.
The Gas Safety Regulations act 1998
You as a Landlord are responsible for the safety of your tenants, while they live in your property. The gas safety regulations 1998 states that you must ensure all flues, fittings and appliances you provide are safe for use by your tenant. Boilers in particular can release harmful gasses into the air if they are not properly serviced. Other problems can arise if the flue is not fitted correctly or seals are worn over time.
